Selling Property in Ukraine from Canada

You can sell property in Ukraine without travelling: a representative you authorize signs the notarized sale in Ukraine under a power of attorney executed in Canada. LexRoota coordinates the full route — valuation-side document prep, buyer verification, the notary closing, the registry update, and the paperwork your bank will ask for when proceeds move. The sale act itself is executed by a licensed Ukrainian notary.

Done
Documents typically required
Ownership documents: title deed, purchase contract, or inheritance certificate
Your passport and RNOKPP tax number
Current registry extract (we pull it)
POA to your representative covering the sale
Spousal or co-owner consents where the title requires them
Debt clearances: utilities, building fees, taxes
Buyer details and the agreed price and payment terms
What the route depends on
  • Sole ownership versus co-owners or an inheritance share
  • Outstanding utility or mortgage debt attached to the title
  • The buyer's payment route: Ukrainian account, escrow, or staged settlement
  • Whether consular POA timing or the apostille route suits the closing date
What can slow or block this
  • Registry record showing an old passport number or transliteration, requiring a record update first
  • A POA whose scope misses the specific sale terms, rejected at the notary desk
  • Unsettled debts or an arrest on the property that surface at the registry check
  • A co-owner abroad who still needs their own POA, stretching the calendar
TIMING
With documents in order, a sale typically closes in 4–8 weeks from the first registry check; the POA leg takes its own 1–3 weeks inside that window.
FEES
Fixed coordination fee quoted in writing after the registry check; POA route from $390 CAD, with notary, registry, and state fees listed separately.
WHO ELSE IS INVOLVED
Licensed Ukrainian notary · State Registry of Real Property Rights · Your authorized representative · Canadian notary or Ukrainian consulate (POA) · Realtor and buyer's side
Common questions
Can the buyer pay me directly to a Canadian account?
Payment routes follow the deal structure and current NBU currency rules. Domestic settlement in Ukraine is the standard route; moving proceeds to Canada afterwards is a separate documented step we coordinate with the bank-side papers ready.
Do I have to be at the closing by video or in person?
Your representative signs under the POA and the notary closes the act in Ukraine. Your presence, in person or remote, is not required when the POA scope covers the sale precisely.
The apartment is co-owned with my sister, who also lives abroad. Can we sell?
Yes. Each co-owner signs their own POA on the same terms, and the notary closes with both representatives at the table. We coordinate both POA legs in parallel so the calendar stays tight.
What if the registry shows my old maiden name?
The notary closes against what the registry shows, so we update or document the name link first — usually with an apostilled marriage certificate — before the closing package is assembled.
